. The "Chilmark Builders" Standard

 

v  Our Mission is to provide you with a finished product that will have a long, beautiful, and low maintenance life.

 

v  We are a small company, therefore, we are "hands on” with every home we build.  We strive to give our customers our time, attention, and guidance in the best use of their "budgeted allowances" to provide a completed project they can be proud to own.

 

v  We provide a 10/2/1 BONDED Warranty for every New Home that we sell.  The warranty covers 10 Years Structural/2 Years Delivery Systems/1 Year Workmanship on your New Home for that EXTRA “Peace of Mind”.

 

v  We provide a complete 3 Phase-Foundation, Frame and Final Inspections by professional TRCC/TREC Inspectors. You will be given a folder-bound copy at closing that contains copies of all three Inspection Approvals for your "Peace of Mind".

 

  EXTERIOR

 

v  We remove only the trees necessary for construction and place our homes strategically recessed for safety, aesthetics and less road noise.

 

v  We still construct our homes on 16" centers with 2x4 Premium studs, 2x8 or 2x6 Ceiling Joists, and 2x6 Rafters which helps to prevent sagging in the roofing or sheetrock.  We want your new home to age gracefully over many years.

 

v  We use ply clips to help to create a more durable, stable roof decking.

 

v  We use 30-year Architectural shingles with metal roofing drip edge which extends the life of your roof.

 

v  We use ridge vent on the roof for better and more even ventilation in the attic.

 

v  To maximize energy efficiency, i.e. lower utility bills, and provide greater comfort, we use radiant barrier roof decking, sill sealer and house wrap.

 

v  Additionally, we install double-paned, tilt sash, "Low E" vinylwindows, which also allow for easy cleaning and maintenance. 


v  We drop the rock ledge to about a foot above the ground for better eye appeal/no huge foundation exposure.

 

v  We install cedar ceilings, posts, and handrails (when called for) on all porches.

 

v  Where applicable, we provide a stone mailbox.

INTERIOR


v  We recess our laundry room floors and provide a drain in the floor insuring that if your laundry plumbing ever fails your home will not be flooded.

 

v  We provide a drywell for your laundry "gray" water rather than have it drain into your septic system.


v  We provide a mud sink in the garage for easy cleanup after gardening.

 

v  We plumb the house for a water softener system should the buyer want one in the future.

  

v  We use an undermount granite sink in the kitchen and bar area, if applicable.

 

v  We use upgraded "rocker" switches in our homes.

 

v  We provide electrical outlets in the soffit for easy holiday lighting with a control switch inside.

 

v  We provide cable and phone lines in all bedrooms and the Greatroom. In addition, cable and electric outlets are installed on the fireplace.

 

v  We provide electrical outlets above the kitchen cabinetry for easy “up-light” ambiance. 

 

v  Where an island is located in the kitchen, three sides will be rocked with the same rock as on the exterior. The same applies to any bar top where a wall is exposed to the dining/living room.


v  Fireplaces are always floor to ceiling with a stone mantle and hearth.

 

v  We install upgraded cabinetry throughout the house with crown molding.

 

v  We use granite countertops throughout all kitchen and bath areas for added beauty and durability.

 

v  We provide “rounded” corners and “Monterrey Finish” standards throughout the house for ease of care and added beauty.

 

v  We tile the showers floor to ceiling, with inset shelves for bath products.

 

v  We use exterior doors with built-in blinds on all doors, with the exception of the front door.


 

SECURITY & TECHNOLOGY

 

v  We provide security lighting on the four corners of your home.

 

v  We provide whole-home security systems, with sensors on all doors and windows, as well as, two keypads located at front and garage doors.  Monitoring will be at buyer’s discretion.

 

v  Garage door openers come standard, with the added benefit of a keypad mounted outside the garage door.


v In association with Wires Across Texas, Chilmark Builders has improved our wiring and equipment to meet today's technological needs.  All wiring and terminations are American-made products.  We are installing new DSC Neo Systems, which are designed to handle all of your home's needs as well as the necessary expandability for Home Automation.  With the combination of Security systems already installed in each Chilmark home and a monitoring service, we can achieve an Automated Home with lighting, thermostat and door lock controls from your smart device.  There are also cameras that can be viewed from the same app for added Security.  This is Chilmark's dedication to meeting your Security and Technology needs!!!

v  Additionally, if you decide to buy early in the construction phase, we are willing to allow your input on the decorative finishes for your new home.
